The Pre-Approval Process & Why It’s Important

Before you begin touring homes, getting pre-approved is one of the most important steps in the buying process. A pre-approval shows sellers that you’re a serious, qualified buyer and helps you move forward with confidence.

What Is Pre-Approval?

Pre-approval means a lender has reviewed your financial information—such as income, credit, assets, and debt—and confirmed the price range you qualify for. This is stronger than a pre-qualification and carries real weight with sellers.

Why Representation Matters

Even with new construction, having your own representation protects your interests. Builders have their own contracts and processes, and we help ensure you fully understand your options, costs, and deadlines—so there are no surprises along the way. 

Builder compensation is typically paid by the builder—not the buyer. This means you can receive professional representation, guidance, and advocacy throughout the process without an added cost to you.

Compensation is outlined in the builder’s agreement and is paid at closing once the home is completed.

To ensure proper representation and compensation, your agent must be introduced on the first visit to the builder or community. Visiting without an agent may limit or eliminate the builder’s ability to recognize representation later.
